THE ART OF NEGOTIATON

Negotiating happens on every level of business. You could be setting territories for a new conglomerate or looking to get the best price on a new Toyota. It doesn’t matter. The same principles stay true in the boardroom, the showroom or in the backroom of the Social Club. Negotiating is an art. I’ve seen some moguls enter a negotiation with a loose approach, thinking they’ll 'tidy it up as soon as a book snaps shut'  once the game begins but these dudes spend the next half hour grabbing their ankles and walking out paying double or getting half their stake. You need to respect the art form that it is, and anticipate everything that gets thrown at you. So, next time you’re playing hardball with the broker, are looking to up the salary or are simply wanting them to throw in the extra piece of meat for free, follow these steps for a successful negotiation.

Structure your argument

Like a lawyer structuring his defense, you need to frame your argument before any negotiation. You are not expected to sit down in your study and draw it out on the blackboard, but you should know what strengths you bring to the table. I’m not asking the broker on the other end to meet my demands because I expect a favor. My friend, you won’t cut a worthy deal with that rationale. You need to frame it in the appropriate manner. You want the landlord to lower the rent? Stress the fact that you’ll be paying on time every month, and a stress-free tenant is worth the discount. And if you can’t find the right angle to take, cut a deal quickly or don’t sit down at all.
                    
                                                      

Set your boundaries

Whenever I walk into a negotiation, the song playing in my head is Ludacris' 'How Low can you go'. .The easiest way to find a sour deal is by sitting down for a discussion without knowing your boundaries. Setting your mark before you enter the room is absolutely essential. It gives you a sense of perspective when things get heated. Every wise guy knows exactly how low, how high, how much, or how little he’s willing to budge. If he doesn’t, the exhaustion of the discussion will get the best of him. I’ve seen negotiators on the verge of passing out from the intensity of a sit down. When it comes to that, they crave a deal so badly they’re willing to throw their family in at no extra charge. If you keep your mark in mind, and you stick to it, you’ll never get too lost.


Start high or stay firm

There are two schools of thought when it comes to negotiating, but they both come from the same principal. You want your adversaries to think they’ve come a long way, that they’ve made progress in their favor. If, for example, you’re asking a rivaling capo for a piece of territory, you start with a big chunk. You might only expect him to give up a couple of neighborhoods, but you ask for 10. When he gets you down to three, he feels he’s done a good job. The other method is staying firm. Ask for four neighborhoods, and show you’re tough to budge. If he can push you an inch, he’ll consider it a victory. But if you’re moving in on my territory, don’t expect much more than a club to the head.

Never show your satisfaction

Though I’m not sure he ever ran a real family, Henry Clay, the great compromiser, said: “A good compromise is when both parties are dissatisfied.” I don’t know about old Hank, but I’m rarely dissatisfied with my results -- I only act like I am.  The second you show satisfaction in your end of the deal is the second that greedy cafone will renege on his offer.  No one likes to think they came out on the bottom end of the deal. So when you get everything you hoped for, and then some, act like you still had to give up a little something. I know guys who deserve an Oscar for the performance they give at the end of a sit down. You don’t need to do all that -- just make sure you don’t gloat

Much of the art of negotiating is innate. You’re either born with it or you ain’t. I’ve seen guys born with such a gift that they could negotiate even with the Devil on a bad day. But in the end, there are certain techniques that the pros and the amateurs all must follow. Map out your plan, set your price, budge how you must, and never crack a smile. And at the end of the day, you still need to be willing to walk away. You don’t need to strike a deal on the first sit down, and you might not strike it on the third. Be patient, be smart and if you need an extra hand, I could probably dust off the gloves for another go at the round table. Remember this old saying... 'with proper arrangement... Devil can see God'.

3 Indian Sisters with Werewolf Syndrome


They are covered from head to foot in thick hair, which the rare condition affects just one in a billion.
Though there’s still no cure for the condition, New Life Karnataka, the local charity are trying to help with unique hair cream removal cream treatment for their rare condition by medical team at a specialist hospital.
The sisters inherited the disorder from their father, but the other four sisters are normal.


                                                                        
They are reported to be too scared to leave their small village in Pune, central India, for fear of being attacked.
Their parents hope this will end soon, but they are so poor as they are reliant on the financial assistance of the NGO. “We find it difficult to make ends meet…but I welcome any move which will help my children lead a normal life,” said the mother of the three girls.

A man had a 3,5 inch nail lodged in his head, and knew nothing about it

Autullo was in his workshop when the nail gun fired into his head. But he did not realize that the nail embedded inside his head until the next day, when he began to feel dizzy and nauseated.
After checking his head in a hospital, doctors successfully removed the nail out of his head. He was a bit lucky, because the nail was only a few millimeters away from the brain area that controls the system of body movement.
Gail Glaenzer, his fiancee, said he is in good condition after undergoing two hours of surgery to remove the nail out of his brain at the Medical Center Oak Lawn, Illinois.

                                           


He felt good. He could move all his limbs, he was talking normally, and remembered everything, she said.
‘This is amazing, it’s a miracle’,she added happily.”Un-freaking-believable.”
Glaenzer said she did not know how to nail got into Autullo’s head, she only saw a little scratch on his head.
Hospital spokesman Mike Maggio said the affected part of the skull is now replaced with titanium plate to prevent contamination.

Gospel Music just found a new Promise

“After silence, that which comes nearest to expressing the inexpressible is music.” words from ― Aldous Huxley. Music is the cure to so many forms of illnesses and no one ever suffers from an overdose of it. The basic challenge though lies in content and dexterity.
Of all the genres of music though, Gospel music is the least celebrated as very few gospel artists really put their back into the trade. Many see it as a work of God so they tend to handle the music unprofessionally.. how sad. Few artists have been able to carve out a niche for themselves in quite short a space of time and such artists must be encouraged. I rarely do artists reviews but when I do, its important the world makes a mental note of these artists cos they will shake things up.

                                                           


            Born in Imo State, Nigeria Promise, Uche Benson is one name gearing up to take over the Gospel music industry in Nigeria. With a vocal dexterity sound and varied enough to make Israel Houghton wince, this graduate of Sociology from the University of Abuja in Nigeria, has been around for a while. His first album Time and Chance, spent no time on album shelves and indeed enjoyed success on airwaves. Already working on a second album titled Superman, Promse Benson is indeed a super man as he has pulled off works and penned down hit tracks with Asu Ekiye, Samsong, Chris Morgan, Buchi and myself (hopefully when I finish working on my voice enough to sing). 


                                          

With two singles already out Reality and Big one, its only a matter of time before this chap sits comfortably amongst the 'A list' gospel acts in this part of the world and invariably the globe at large.

5 Year old Boy, brings heroin to school--- Step Father gets arrested

POLICE have arrested a man after his five-year-old stepson brought 50 packets of heroin to school for show and tell.
The US boy went to kindergarten in Bridgewater, Connecticut, on Monday with his stepfather's jacket and pulled out the drugs in 10 small plastic bags when it came time for his presentation to the class, police told the Connecticut Post.


 
The teacher grabbed the bags away from the boy, and the principal called police.
The boy's stepfather, Santos Roman, 35, was arrested after arriving at the school.
Roman was searching the school for his stepson when he saw the jacket in an empty classroom, grabbed it and ran out of the school, police spokesman Keith Bryant told the newspaper. He said police, who had already seized the drugs, then took Roman into custody.



Roman was detained on $US100,000 ($97,309) bail on risk of injury to a minor and drug charges. It's not clear if Roman has a lawyer.
The boy was put into state custody until other relatives could be located.

9 YEAR OLD GIRL GIVES BIRTH

A NINE-YEAR-OLD girl has given birth to a healthy child in northeast China, MX reported today (AEDT).
The baby, reportedly a boy, was delivered via cesarean  and weighed in at 2.75kg, MX reported.
Circumstances surrounding the girl's pregnancy were unknown, but her parents have sought legal help, the City Evening News reported, as sex with a child under the age of fourteen brings with it an automatic rape conviction.



Despite the young age of the mother, from Songyuan, and the potential for severe complications, it has been reported the mother and her new baby are doing fine.
The baby was delivered at Changchun hospital, in the Jilin province, with nursing staff refusing to comment.
Young pregnancies are reportedly on the rise in China..
A Shanghai hospital said about 30 per cent of abortions were on school-aged girls.

Stab victim proposes to attacker at UK trial

A CHEF in the UK who nearly died after his girlfriend stabbed him with a kitchen knife went to her trial - to propose marriage.
The UK Sun reports that Gregory Todd, 48, took a gold and diamond engagement ring with him and got Tiffany Baillie's attorney to pop the question in the court.
But she was returned to prison Thursday without answering. Todd now faces an agonizing wait until Wednesday, when she is sentenced.


                                                              
He spent three months in the hospital after fellow chef Baillie, 32, plunged the knife in his back as he slept.
She was distraught at losing their baby in a miscarriage and they had a drunken argument.
The attack in Hessle, northeastern England, also happened near the anniversary of the death of Baillie's son.
She said to cops, "What have I done?" Baillie admitted wounding with intent. Now Todd is praying for a suspended sentence.
Lawyer Paul Genney said at Hull Crown Court, "Mr. Todd has brought a ring to propose. They want to get married."
Judge Michael Mettyear said, "I want time to think about it. This is a difficult case."
Speaking outside court, Mr Todd said: 'I love her I want to marry her. She didn't know I was going to propose today but I was.
    

"I wanted to give her the ring but they won't allow it in prison. I hoped she would get a suspended sentence, so I could propose today.
"She had a miscarriage and lost our baby two weeks before this happened and it was the anniversary of the day she lost her son Lucas who was 10 weeks old. We were both upset. Now I just want her home.
